Contractor Business Loans for Henderson County, NC Home Builders Between Draws
A home builder's cash runs in a loop: buy materials, pay crews and subcontractors, pass an inspection, receive a draw, and start again. The gap between paying out and getting paid is where contractor business loans come in. Residential building construction had 146 employer establishments in Henderson County, NC in 2023, and 121 of them, or 82.9%, had fewer than five employees (CBP).
For a small builder, a line of credit sized to the largest monthly outlay usually fits better than a new loan for each house. The line is drawn when lumber and trusses arrive and paid down when the draw clears.
Invented example, illustration only: a crew with a $14,200 biweekly payroll waits 35 days between draws, which can span 2 or 3 biweekly payrolls depending on where paydays fall; sizing to 3, or $42,600 of wages, covers the longer case (our arithmetic).
Construction Equipment Financing for Excavators and Grading Equipment
Grading hillside lots, cutting driveways and setting foundations take excavators, dozers, skid steers and graders. Site preparation contractors had 39 employer establishments in the county in 2023 (CBP). Equipment financing secures each machine with the machine itself, and terms follow its working life.
Used machines are common in this trade and can be financed, but partners look closely at hours, year and condition, and may ask for a larger down payment on older units. A dealer inspection report strengthens the request.
Payment examples for an excavator, a dump truck and other machines are on the equipment loans page.
Financing Companies for Contractors Compared With a Local Bank Relationship
A local bank relationship is often the least expensive route for an established builder with two or more years of returns, a clean balance sheet and personal guarantees in place. Banks may also offer construction loans for spec houses, secured by the lot and the house.
Financing companies for contractors, including equipment lenders and online lenders, tend to look at a shorter file: bank statements, the equipment quote, the job list. They can suit a newer builder or a crew whose returns do not yet show its current volume, usually at a higher cost.
Plumhill sends requests to funding partners that can sit in either group; the partner decides.
Ask each provider for the total cost in dollars over the expected life of the balance. Rates alone hide fees, and a line with an annual fee costs more in a year it sits unused.
Materials, Subcontractor Pay and Retainage: Where Builder Cash Goes
Builder cash goes to four places before it comes back: materials, subcontractors, payroll and retainage. Retainage, the share of each payment a customer holds back until the job is finished, can tie up 5% or 10% of a contract for months on commercial work.
Specialty trade contractors had 300 employer establishments in Henderson County, NC in 2023 and $116.3 million in annual payroll (CBP); many are the subcontractors a builder pays before the draw arrives. Another 997 specialty trade businesses had no payroll in 2024 (NES).
A working capital loan can carry a single large gap; a line of credit carries the recurring ones.
What a Partner Reads in a Henderson County, NC Builder File
A builder's request is judged on a short list of papers. Having them ready shortens the review and shows the partner how the business actually runs:
- The last two business tax returns, plus a profit and loss statement for the year so far.
- Three to six months of business bank statements, showing deposits from draws and closings.
- The open job list: address, contract amount, amount billed, amount paid and expected completion.
- Draw schedules from the construction lenders on spec or custom homes.
- A schedule of existing equipment loans and truck payments.
- Quotes for any machine the request would buy.
Owners of the 1,548 construction businesses without payroll in the county (NES 2024) often run the business through a personal account. Separating business deposits into their own account a few months before a request makes the statements readable, and partners notice it.
An Invented Spec-House Materials Order for a Henderson County, NC Builder
Invented figures, illustration only: a builder orders $62,000 of framing lumber, windows and roofing for a spec house and draws that amount on a line of credit at an invented annual rate of 11%. If the first draw repays it after 40 days, interest is about $747 (our arithmetic, $62,000 x 11% x 40/365).
If the draw slips to 70 days, interest rises to about $1,308. The cost of a late draw is real but small next to the cost of a stalled job; the larger risk is a line too small to carry two houses at once. Figures for the county as a whole are on the Hendersonville, NC page.
